What's New to Eat Around Folsom This Summer: A Local's Map of the 2026 Shuffle

If you drove past the old Saigon Alley space at Broadstone Marketplace in January and then again last week, you would have noticed the paper on the windows finally came down. If you drove past the Forever 21 corner at Palladio a year ago, you would have seen a "for lease" sign. Both storefronts now belong to different restaurants than they did twelve months ago, and neither swap happened in isolation.

Folsom's restaurant turnover in 2026 has been unusually concentrated. Reading the openings one at a time makes them feel scattered. Plotted on a map, they cluster inside three specific centers, and each cluster is quietly developing a distinct identity.

The three clusters, at a glance

Almost every notable Folsom opening this year is happening inside one of three retail nodes: Palladio at Broadstone (Palladio Parkway), the Broadstone Marketplace/Plaza pair on East Bidwell, and the Iron Point corridor south of the Folsom Premium Outlets. A fourth node, Alder Creek Marketplace in Folsom Ranch, is still in the tenant-signing phase.

Palladio is quietly turning into the sit-down dinner cluster

The most consequential swap of 2026 was the old Forever 21 becoming Yard House, occupying approximately 14,000 square feet including an outdoor dining area adjacent to the Palladio's Piazza. The space had also briefly held fashion retailer Stichic in between. Trading roughly 14,000 square feet of soft goods for a full-service restaurant with a patio is not a rounding error in a shopping center's tenant mix. It changes what the center is for after 6 p.m.

The Folsom location is the third Yard House in the greater Sacramento region, joining existing restaurants at Sacramento's Downtown Commons and The Fountains at Roseville, which means the closest comparable was previously a thirty-minute drive.

Palladio's general manager Gloria Wright has been public about the pattern. Other recent openings include Shake Shack, LOFT, Oz Korean BBQ, and Devons Jewelers, and Dumont Creamery & Cafe has also been reported as joining the Palladio lineup. Shake Shack's Folsom shop sits at 210 Palladio Parkway, Suite 2105.

If you already live here, the practical takeaway is that a Thursday or Friday evening at Palladio no longer means picking between the two or three restaurants that anchored it in 2022. The math on "let's just eat somewhere close" has changed.

Broadstone is where the churn is loudest

The East Bidwell corridor around Broadstone Marketplace and Broadstone Plaza is where the most doors have opened, closed, and reopened this year.

The headline arrival is Palette Dim Sum & Lounge. Palette Dim Sum & Lounge is preparing to open its first Sacramento-area location at 2770 East Bidwell St, Suite 600, in the Broadstone Marketplace. The restaurant will take over the former Saigon Alley Kitchen + Bar space, which shuttered late last year. If all goes according to plan, Palette Dim Sum & Lounge will debut in the summer of 2026. Co-owner Kristi Ng has told local outlets the brand's original roots are in San Francisco. For anyone who has been driving to Elk Grove or the Bay Area for weekend dim sum, that math also changes.

Two more Broadstone Marketplace swaps are in the pipeline. Seafood restaurant Chason's, a Vietnamese-Cajun sports-bar concept known for garlic-buttered crab, is replacing the former Taiko Sushi space. Roku Japanese Cuisine is taking over the former University of Beer, adding nigiri, ramen, and katsu to a corner that had leaned bar-forward.

Across the parking-lot island at Broadstone Plaza, one more concept is on the way. Rahi Hospitality Group has filed for an alcohol license with the California Department of Alcoholic Beverage Control for a forthcoming restaurant at 2791 E Bidwell St, Suite 100. The space previously housed Indian-Chinese fusion restaurant Red Hot Chilli Pepper. While the name, concept, and menu have not yet been revealed, Rahi Hospitality CEO Gagan Bahad confirmed the project with What Now Sacramento, noting that it is still a "few months away" from opening.

Read the four openings together and a pattern shows up: three of the four are Asian concepts, and all four are replacing casual or bar-driven predecessors with more menu-focused operations. Broadstone is being re-tenanted in a direction, not just refilled.

Iron Point finally gets a proper bakery

The Iron Point corridor south of Highway 50 has always leaned quick-service and outlet-adjacent. That is about to shift. Estelle Bakery & Pâtisserie, founded by Esther Son in 2011, is opening its fourth location at 400 Iron Point Rd, in the space most recently home to Mariachi Mexican Bar & Grill. Son told What Now Sacramento that she had dreamed of expanding to Folsom for years, and the perfect opportunity finally arose. Estelle has earned a reputation across Sacramento for its European-style breads, pastries, and desserts, with current locations in Arden-Arcade, downtown Sacramento, and Davis.

The site choice matters. Commercial listings for the Iron Point property show that the 400 Iron Point Road unit was most recently home to Mariachi Mexican Bar & Grill and includes an outdoor dining patio, a setup that is typically attractive to restaurant operators, according to Turton Commercial Real Estate. The listing also notes that the building sits just south of the Folsom Premium Outlets and has been marketed as second-generation restaurant space. Son has been explicit about wanting outdoor room for dog-walkers and cyclists coming off the Johnny Cash Trail. Estelle Bakery & Pâtisserie is currently targeting a fall 2026 debut in Folsom.

The Iron Point/Folsom Boulevard node has also been quietly refilling on the retail side. Folsom Premium Outlets general manager Josef Magness told the Folsom Times that the new retailers announced offer an array of products, including hair products, apparel, furniture, gifts, specialty candies, and more, with additions like Anita Rochelle Boutique, Aria Furniture, Cap City Kreations, and MM Candy Co. filling in through spring 2026.

Folsom Ranch is still under construction

The Alder Creek Marketplace inside Folsom Ranch is the newest of the four nodes and the least resolved. Announced tenants include Chipotle, Jetset Pilates, and SAFE Credit Union, with MOD Pizza also reported as a possible addition. Raising Cane's has separately announced a Folsom expansion. None of these is a food scene by itself. Together, they signal that the south-of-50 residential build-out finally has enough rooftops to attract national quick-service tenants that had been sitting on the sidelines.

For residents already inside Folsom Ranch, the practical shift is that "quick weeknight dinner" will stop meaning a drive back across the freeway.

Two other reopenings worth knowing about

A couple of additions do not fit neatly into a cluster but still change the map. Pizza Factory is preparing a Folsom Village location. A new Pizza Factory restaurant is preparing to open in Folsom. The eatery will move into the former Folsom Family Taekwondo space at 9580 Oak Avenue Parkway, Suite 12A in the Folsom Village shopping center, according to the Sacramento Business Journal. Husband-and-wife franchisees Mandeep and Sukhwinder Kaur are behind the project. The Folsom restaurant is currently targeting a summer 2026 opening.

Elsewhere, The Breakfast Club at Midtown has been reported as filling the former Five Guys space, and Tres Rosas has opened as a follow-up concept from a Folsom restaurateur behind the former La Rosa Blanca. Catherine's Crêperie also held a soft opening earlier in the cycle.

Pair a dinner with a Thursday, if you are timing it

If you are stitching a summer evening together, the Twilight Concert Series is the obvious hinge. It runs a premier 13-week live music series set beneath the open skies of the Historic District at the Zittel Family Amphitheater in Historic Folsom Plaza, on Thursday nights. The event remains family-friendly and accessible, with no admission fee and a welcoming environment that encourages attendees to bring lawn chairs, blankets, and groups of friends to enjoy the evening together. One-off worth calendaring: the annual Historic Folsom Hometown Parade and the special return of the community's beloved cattle drive, an event being brought back for one night only to commemorate three major milestones in 2026. The celebration will honor the 250th anniversary of the United States, the 80th anniversary of the City of Folsom and the 65th anniversary of the Folsom Pro Rodeo. That runs the evening of July 1 on Sutter Street.

Pairing a Twilight concert with dinner used to mean walking to Sutter Street. This summer, with Palladio five minutes away and Broadstone Marketplace ten, the range widens meaningfully.

What the cluster map actually tells you

The single takeaway worth carrying: Folsom's dining growth in 2026 is not diffuse. It is concentrated in three specific commercial centers, each drifting toward a distinct role. Palladio is becoming the destination sit-down node. Broadstone is the churn node, where menu-driven Asian concepts are quietly replacing bar-forward predecessors. Iron Point is finally getting a walk-in bakery to match its outlet foot traffic.
