Drive down Green Valley Road this month and the old purple building finally looks like it's doing something again. Fresh paint in dark blue and white. New signage that reads Lake House where Purple Place letters hung for the better part of seven decades. If you've lived in El Dorado Hills for any stretch of time, you probably caught this the same way most neighbors did: a double take at the color change, then a mental note to ask around about what's actually going in there.
Here's the part worth sitting with. That building sat empty for four years. Not because nobody wanted it. Because that's roughly how long it takes when one landlord and one incoming tenant have to work out a deal for a property with this much history attached to it. Three minutes away in Town Center, storefronts have changed hands in a fraction of that time. Same town, same year, two completely different clocks.
The Building That Took Four Years To Answer Back
Purple Place closed its doors in August 2022, ending a run that started in 1955 as what longtime residents still call El Dorado Hills' original roadhouse. Under owners Denise and Mike Hountalas, who took over in 2006, it grew into a family-friendly sports bar with pool tables, live music, and a menu that saw generations of the same families come through. Then lease negotiations with property owner Amy Anders broke down, and the building went dark on Green Valley Road.
It stayed that way until Eric Rushing, an El Dorado Hills resident since 2010 who has helped build more than twenty bar and restaurant concepts around the Sacramento region, including Goldfield Trading Post and Ace of Spades, partnered with fellow resident Thomas Holzmann to take on the lease. This year, signage finally confirmed the new name and the repainted exterior replaced the purple with something calmer. The plan is new American comfort food built around brunch and breakfast, with a small live music presence. Holzmann told What Now Sacramento that the pair are "very excited to bring something new to the community." No firm opening date has landed yet, though the team is targeting sometime before the end of 2026.
Three Minutes Away, The Turnover Looks Nothing Like That
While Green Valley Road waited on one deal, Town Center kept moving. When Aji Japanese Bistro, a local favorite for more than a decade, closed in 2024 citing rising operational costs, the space at 4361 Town Center Blvd didn't sit empty long. Mikuni Japanese Restaurant and Sushi Bar moved in during spring 2025, marking the sushi chain's first-ever location in El Dorado County. For years, EDH residents drove to Folsom or Fair Oaks for Mikuni's rolls. Now it's a few minutes from home.
The same corridor keeps adding names. Kings Meats, the Diamond Springs butcher shop known for dry-aged beef and house-made sausage, is building out a roughly 4,000-square-foot second location just behind OBO', taking over the former Avantus space at 4370 Town Center Blvd, Suite 110. Owner Casey King, who has worked in the trade since 1993, is aiming for a September 2026 opening. The plans go well past a standard butcher counter:
- Wagyu, dry-aged cuts, and upper-tier Choice beef
- An expanded specialty cheese program
- To-go wine and beer
- What King has described as a steakhouse-quality shopping experience
A few blocks further out, Mountain Mike's Pizza opened in July at 4456 Golden Foothill Parkway. Owners Ranjit Singh and Sandeep Kaur aren't new to the area. They already run Mountain Mike's locations in Cameron Park and Placerville. And Gold Dust Pizza Express, a family-run chain out of Ripon that's been around since 1984, aimed for a late-spring debut at 2201 Francisco Drive, Suite 150, its first location anywhere in the Sacramento area.

The pattern here isn't random. Town Center runs like an actively managed retail district, with a leasing operation whose whole job is keeping storefronts filled and turning over quickly once a tenant leaves. That's how a sushi restaurant, a butcher shop expansion, and two pizza openings can all land in roughly the same stretch of time without much fuss. Green Valley Road runs on a different system entirely. When a single legacy building depends on one landlord finding the right tenant for a space carrying this much local history, the math changes. Four years isn't unusual there. It's closer to what that kind of deal actually takes.
